Any properties brought into The Property Shop’s care receive a thorough inspection, and Ryan will offer the landlord a list of any recommendations he thinks would be suitable to make them more lettable. 
 
“I might spot some minor issues that need addressing, and in my experience it’s always better to deal with them while they are small because they’ll inevitably grow into bigger problems. It’s worth ensuring everything is up to scratch as then you’ll attract the kind of tenants you really want.” 
 
The Property Shop benefits from employing its own full-time handyman, and Ryan can draw on a trusted network of contractors if any specialist work is required. “We’re responsive and timely, and we understand how important it is to rectify any issues that arise as soon as possible.” 

How is our process simple and efficient? 

So how does it work? Naturally we advertise homes available to rent in our shop, however we also list these on our own website, as well as On The Market. 
 
“It’s important that people go through the registration process, which is quick and easy and can be done online or in person at the shop. We’ll then have a chat about their circumstances and what they are looking for, and if we do have anything suitable for them we will offer them a viewing.” 
 
If everyone is happy to proceed, the following steps will take place: the full terms and conditions will be explained; a credit check will take place (at the client’s cost); as will a previous landlord or agent check; an income check; and a right to rent check. 
“We give the client a full list of the data we will need, to keep things as clear and simple as we can and ensure the whole process is as efficient as possible,” Any additional options can be explained, such as rent protection and legal cover. 
 
A full move-in process includes meter readings, a gas check, EPC, and electrical report together with all documentation required, with tenancies being agreed for either 6 or 12 months. Ryan added: “We have a very high retention rate of tenants; some have been with us for over 25 years. Feedback tells us they feel valued, supported and above all safe in their home.”
