Kathryn Melles Managing Director
Kathryn is the Managing Director; she oversees all aspects of the business & works very close with Ash & Ryan at the for front of developing the business.
She predominately deals with the finance of the business, including landlord, contractor & tenancy payments, rent arrears & all of the business' inputs & outputs.
Kathryn has been married to Ryan 19 years, been together over 25 years and pretty much needs a medal, says the secret to a good marriage is to make each other laugh.
From leaving school Kathryn worked in the Magistrates’ Court then West and Heaton Builders Merchants, whilst teaching fitness classes in her spare time at the local leisure centre. She loves to still instruct classes down at the leisure centre and enjoys the break from the business.
Kathryn has two children, both of which work for the business, Ashley & Connie. She has her second child whilst undertaking and achieving a Bachelor of Science with Honours Degree in Business and Management. She has been a driving force in the business, from the purchase of their first properties back in the 90’s to designing the logo and building The Property Shop Yorkshire from the ground up.
She still takes a very active role on the finance side whilst supporting and leading the team.

Ash Melles Business Development Manager
Ash is the Business Development Manager, he is at the forefront of developing the business' growth. This includes conducting landlord and seller market appraisals, managing the business' social media & marketing outputs, working on all the behind the scenes systems/processes and ensuring everything is as streamline as possible.
He drives the business forward in the marketing department by taking care of all rental and sale property listings which includes all the photography, shooting & editing of inside virtual tours, floorplans, outside drone videos and online media adverts for Google, Facebook, Instagram & TikTok.
Ash growing up was a very active lad and loves everything sport and music especially Football, Basketball, Drumming and Djing. Ashley had previously completed 2 years of college studying Sport and went onto completing 3 Years of University, achieving a Bachelor of Science Degree in Sport and Exercise Science. After leaving University he seeked an opportunity to join the family run business and jumped at the chance, all the years of his parents discussing property he had subconsciously listened and has found a passion for property like his dad.

Tracey Bulmer Lettings Manager
Tracey is the Lettings Manager; she deals with all aspects of the tenancies, including property maintenance & contractors, the moving in & out of tenants, inspections, finance & deals with both current & new landlord enquiries.
Tracey left school in 1987 and started a full time job as an Office Junior where her administration journey began. In the last 40 years she has worked many roles and gained lots of experience. Since starting at TPSY in 2018 the role has given her more challenges and confidence and certainly keeps her on her toes where no day is the same and never a dull moment.
Tracey loves spending quality time with her grandchildren, family and friends.

Sophie Coates Lettings Executive
Sophie is the Lettings Executive; responsible for managing all aspects of the Lettings process, from listing the properties to co-ordinating move-ins and move-outs.
Sophie also works closely alongside Ash in the marketing department, handling tasks such as property photography, shooting & editing of inside virtual tours, floorplans and managing/making content for TPSY's social media which includes Google, Facebook, Instagram & TikTok.
Sophie has always been passionate about helping others, from participating in charity events to serving as a Student Ambassador. This passion led her to pursue a Law & Practice Degree at CU Scarborough, where she graduated with a First-Class Bachelor of Laws.
During her final year at university, Sophie began working part-time as a lettings administrator in Hornsea. After completing her degree, she transitioned into a full-time role as a lettings negotiator in Beverley, gaining valuable experience in the property industry.
After two years, Sophie chose to work closer to home and joined The Property Shop Yorkshire. She is excited to continue her career in property and has quickly become a valued member of the team.
Outside of work, Sophie enjoys spending time with family and friends. Most weekends, you'll find her watching sports, going on days out with her fiancé, niece, and nephew, or enjoying a family BBQ.

Grace Hodges Lettings Executive
Grace is the Lettings Executive; responsible for handling the entire Lettings process, from listing the properties to co-ordinating move-ins and move-outs and everything in between.
Grace also works closely alongside Tracey in the Tenancy Managing area. She ensures all aspects of the tenancy, including property maintenance, contractors and finance are all dealt with swiftly and efficiently.
Grace has always had a passion for dancing from a very young age, which led her to take a Performing Arts Course for 2 years at Hull College. She then completed a 3-year Dance Course at The University of Derby achieving a Bachelor of Arts.
After leaving university, she decided to pursue a different career in property as a Junior Lettings Negotiator based in the Midlands.
After a year and a half, Grace moved back to Bridlington, where a job opportunity at TPSY became available at the right time.
Grace loves to spend quality time with her friends and family and loves taking her dog Amber for a long walk on the beach. Her guide to a perfect night would be to cook a hearty home-cooked meal, a large glass of wine, and a good comedy.

Johnathan is the Lettings Executive; responsible for dealing with all aspects of the Lettings process, co-ordinating move-ins and move-outs to handling maintenance.
Beginning his career as a graphic designer in Leeds, Johnathan developed expertise across all aspects of the design industry. His professional journey also spans retail, shopfitting, merchandising, telecoms, and project management.
His passion for property emerged from personally renovating homes he had owned. Splitting much of his time between Leeds and the East Coast, he was ultimately drawn to the coastal lifestyle and relocated to Hornsea. There, he purchased a fixer-upper and transformed it into a home, sparking his transition into the lettings industry.

Connie is currently doing her A-Levels at Scarborough Sixth Form, whilst also working part-time at the TPSY. She studies law, criminology and sociology.
Connies loves dancing and has completed and performed in many shows. Connie likes going to the gym and doing classes. She has recently passed her driving test so has become the family taxi. Connie loves her pets Ted, Mittens and Keith. She enjoys spending time with her friends and boyfriend.
