Step 2 - Getting Ready for Your Viewing
Once we’ve discussed your interest, the next step is to get you "viewing ready." At the request of one of our agents, we’ll ask you to complete a quick online credit check and share some proof of your buying position—this usually includes things like bank statements, wage slips, or a mortgage Agreement in Principle (AIP).

As soon as we’ve verified those details, we’ll be in touch right away to find a date and time that works for you to go and see the property!
Step 3 - Offer Negotiations with Qualified Applicants
Found the perfect place? Here is how we handle the next steps to help you secure it:
Putting Forward Your Offer: Once you’ve seen a property you love, just let us know your offer price. We will then handle all the negotiations between you and the seller.
Qualified Buyers Only: Because you’ve already completed your initial checks (like your credit check and proof of funds), the seller can see you’re a serious, "ready-to-go" buyer. This often makes your offer much more attractive!
Fair & Transparent: We’ll keep you updated every step of the way. If there are other interested parties, we’ll ensure the process is handled fairly to give you the best chance of success.
Sealing the Deal: Once an offer is accepted, we’ll move quickly to confirm the details in writing to both you and your solicitor so the legal work can get started.
4. Offer Accepted!
Once the holding deposit has been paid, we will proceed with the full referencing process. Applicants will be required to complete 4 Sections, which include:
ID Check - Verification of ID
Credit Check – VThis is the news everyone waits for—the seller has officially accepted your offer! Now that the "Sold STC" (Subject to Contract) sign is ready to go up, here is what happens next:
Official Confirmation: We’ll send out a formal notification to both you and the seller to confirm the agreed price and any specific conditions.
Instructing Solicitors: We will issue a Memorandum of Sale to your solicitor and the seller's solicitor. This is the green light for the legal teams to start the conveyancing process.
Survey & Valuation: If you are using a mortgage, now is the time to let your lender know so they can book in a valuation. If you’d like a private survey for peace of mind, we can help provide access for the surveyor.
Here to Help: Even though the legal teams take the lead from here, we aren’t going anywhere! We’ll be checking in regularly with everyone in the chain to make sure things are moving along smoothly toward moving day.erification of Credit Status
Income Check – Verification of Financial Ability to Pay Rent (affordability)
Employment Check - Verification of Employment
If an applicant fails either of these checks, the holding deposit will be forfeited.
Step 5 - Seller & Buyer Solicitors Instructed
With the deal agreed, both the buyer and the seller now "instruct" their solicitors. This is where the paperwork turns into a legal reality. Here is how we help get this stage moving:
The Memorandum of Sale: We’ll send out this essential document to both sets of solicitors. It outlines the agreed price, the details of both parties, and any special conditions. Think of it as the roadmap for the entire transaction.
Opening Your File: Your solicitor will reach out to you to officially start your file. They’ll ask for your ID and some initial paperwork to get the ball rolling on "searches" and contract drafts.
The Chain Link: We stay in constant contact with both legal teams. Our job is to make sure letters aren't sitting on desks and that information is flowing freely between the buyer’s and seller’s solicitors.
Keeping You Posted: We know the legal side can sometimes feel like a bit of a "black hole," so we’ll keep checking in with the solicitors to give you regular updates on the progress of the contracts.
Step 6 - Sale in Progess
Now that the solicitors are working away, the sale is officially "underway." This is often the busiest time for the legal and financial teams, but don't worry—we’re here to keep everything on track.
What’s happening right now?
The Legal "Deep Dive": The buyer’s solicitor is busy reviewing the contract pack and raising "queries" or "enquiries." This is just their way of making sure everything about the property is 100% correct.
Searches & Surveys: Local authority searches are being processed, and mortgage valuations or private surveys are usually carried out during this time.
Chain Management: We spend a lot of our time talking to other agents and solicitors in the chain (if there is one) to make sure everyone is moving at the same pace.
Our Role as Your Partner
We don’t just sit back once the sale starts! We act as the "glue" that holds the deal together. If there’s a delay or a question, we’re on the phone chasing updates so you don’t have to. We’ll keep you updated every step of the way until we reach the finish line.
Step 7 - Exchange of Contracts
Exchange of Contracts: It’s Official!
This is the moment everyone has been working towards. At this stage, the solicitors have finished all the checks, the mortgage is in place, and the buyer's deposit has been transferred.
What happens at Exchange?
The Legal Snap: The solicitors for both sides read the contracts over the phone to ensure they are identical, and then they are physically posted to each other.
The Deposit: The buyer’s deposit (usually 10% of the purchase price) is paid over to the seller’s solicitor.
Legally Bound: From this point on, neither party can pull out of the sale without significant financial penalties. It’s a huge weight off everyone’s shoulders!
Setting the Date: This is also when the Completion Date (moving day!) is officially fixed and written into the contract.
What you should do now
Insurance: If you're the buyer, you must ensure your buildings insurance is active from the moment of exchange.
Book the Vans: Now that the date is 100% confirmed, you can safely book your removal team and start packing those boxes!
Step 8 - Completion/Key Handover
Completion Day: Welcome to Your New Home!
The day has finally arrived! "Completion" is the official term for when the final balance of the purchase money is transferred from the buyer’s solicitor to the seller’s solicitor. Once the money has landed, the property officially changes hands.
How the day unfolds
The Final Transfer: Usually, the money moves through the banking system in the morning. As soon as the seller’s solicitor confirms they have received the funds, they will call us to say the keys can be released.
The "Key Call": Once we get the green light, we’ll give you a call immediately to let you know the good news. This usually happens around midday, but it can vary depending on the length of the "chain."
Collecting Your Keys: You can then pop into our branch to collect your new keys! We’ll have everything ready and waiting for you.
A Quick Checklist for the Day
Utility Readings: Make sure to take meter readings (gas, electric, and water) as soon as you step inside your new home.
The Essentials: Keep a "day one" box handy with the kettle, tea bags, and a charger—you’ll likely need them!
